New software workflow

Address-to-comps scanner

Type any Metro Manila address, pin, or Google Maps URL. The tool geocodes the subject, ranks the current comp database by distance, and produces a nearby land-price screen with source links.

First version uses address suggestions plus the existing Canopy comp database. LLM usage is 0 tokens per scan because the current flow is geocoder + deterministic comp ranking.

1. Suggest + geocode

The address field suggests Metro Manila matches, then resolves the selected address into latitude and longitude. It also accepts raw lat,lng pairs and Google Maps URLs.

2. Rank comps

The current land comp database is distance-ranked, filtered by radius, and normalized into ask/sqm, premium/discount, ticket size, and source URL.

3. Scale data

To cover all Metro Manila, the next layer is listing ingestion plus city zoning libraries, so the same page can fetch fresh comps instead of relying only on saved records. LLM usage remains optional.
